BACKGROUND:
Chris Larsen has obtained her permits and is starting construction of the eleven-unit Pacific Sunset Subdivision. This is located on the north end of McKinleyville Avenue across from the Silver Creek Estates Subdivision she developed about four years ago. The water and sewer mains were tapped off McKinleyville Avenue and stubbed off the road prior to paving. The applicant will need to extend these mains to serve the proposed lots. The Applicant has completed the application that requires Board approval. All deposits and fees have been paid as required. (See attached Application) This subdivision will extend 190 feet of six-inch water main and 185 feet of six-inch sewer main. Two streetlights will be installed with a street light assessment zone.
Fiscal Analysis: The Applicant will plan and construct the facilities and dedicate these to the District when completed and approved by the District. Additionally, the applicant will pay the customary water and sewer fees for the eleven lots as a condition of service.
The Application fees for plan check and inspections total $2,103. The connection fees will be paid prior to building permits being granted.
RECOMMENDATION:
Approve the Facilities Extension Agreement for the Pacific Sunset Subdivision. All facilities in the Subdivision will be dedicated to the District if constructed and they pass inspection in accordance to the District Rules and Regulations.
